A repair and regrout is almost always cheaper than a new floor when the tile is sound, and it keeps the original look of the room. When refinishing tile is the wrong call
We will tell you when not to refinish, even though it costs us the easy job. If you tap across the floor and a whole area sounds hollow, the tile has debonded from the substrate and no amount of regrouting will hold it down. If water has worked under the tile and the subfloor is soft or smells, you are patching over rot, and it will come back. And if you simply hate the tile, resealing a dated floor is money spent to keep something you do not want. In those cases we point you to a clean tear-out and a new floor instead. We would rather send you to the right fix than take money for one that resets a clock that is going to run out again.

Grout Repair and Regrouting
Grout is the part of a tile floor that fails first. It is porous, it sits below the tile surface where dirt collects, and it takes the stress every time the house moves. The good news is that grout is also the cheapest part to fix. Here is how a regrout runs, so you know what you are buying and what the room will be like while we work.
- Walkthrough and tap test. We tap across the floor to find hollow, debonded tile, check the grout lines for cracking and crumbling, and decide whether the floor needs a targeted repair, a full regrout, or a reseal. You get a written price before anything runs.
- Rake out the failed grout. Cracked, powdery, or missing grout gets cut and raked out of the joints down to a clean depth, so the new grout has something to bond to instead of sitting on top of the old.
- Repair and replace tile. Any cracked tile comes out and gets replaced, matching the line through our distributors when it is discontinued, so the repair blends in before the grout goes back.
- New grout, packed and tooled. Fresh grout is packed into the joints and tooled to match the rest of the floor, whether we are matching the old color or changing it as part of a refresh.
- Clean and seal. The haze comes off, the floor cures, and we seal the grout so the new lines hold their color instead of graying out again in a year.

Cracked Floor Tile Repair
A cracked tile almost never means the whole floor has to go. In most cases we can pull the broken piece, fix whatever cracked it, set a matching tile, and blend the grout so the repair disappears. What most homeowners miss is that a single cracked tile is often a message about what is underneath: a cracked tile over a flexing plank subfloor, a void in the thinset, or a settled spot will crack again in the same place unless the cause gets addressed.
That is also where tile removal and demo comes in. When a repair is not enough and the floor does need to come out, a clean tear-out protects the substrate underneath so whatever goes down next, new tile or another floor, starts on sound ground instead of a damaged subfloor. Repair vs. Replace Your Tile Floor
Most tile floors we look at can be saved with a repair and regrout, not a tear-out, and knowing which column your floor is in is how you avoid overpaying. The quick version: if the tile is bonded and sound and the problem is grout, color, or a few cracked pieces, you repair. If the tile is lifting off the substrate or water has gotten underneath, you replace.

Can you reseal tile grout, or does the whole floor have to come out?
We can reseal grout on its own, and on most sound tile floors that is exactly the right call. Grout is porous. Over the years the factory seal wears off, dirt works into the lines, and the color goes gray and blotchy no matter how hard you scrub. We clean the lines out, repair any that have cracked or crumbled, then either reseal the existing grout or recolor it with a grout colorant that also seals in one step. The tile stays put. Should I repair or replace a tile floor?
It comes down to how much of the floor has failed and why. If a few tiles cracked, the grout is stained, or the surface just looks dated, a repair and regrout restores the floor for far less than replacement. If the cracking is widespread, the tiles are lifting off the substrate (a hollow sound when you tap them is the tell), or water has gotten under the floor and rotted the subfloor, a repair only buys time and you are better off with a tear-out and new install. The thing most people miss is that cracked tile is often a substrate problem, not a tile problem, so we check what is under the floor before we tell you which way to go. What is involved in grout repair and regrouting?
Regrouting means raking out the old grout between the tiles and packing fresh grout back in, which is different from just resealing what is there. We use it when the grout has cracked, crumbled, or gone powdery, or when a color change is part of a refresh. Grout repair is more targeted: we fix the cracked or missing lines, usually in a shower corner or a high-traffic path, without redoing the whole floor. Both leave the tile in place. Regrouting a full room is a day or two of work depending on size, and it makes an old floor read as new again without the cost and mess of pulling tile.
My tile line is discontinued. Can you still match a cracked tile?
Usually, yes, and this is where our distributor connections earn their keep. When a single tile cracks and the line is no longer made, most homeowners assume the whole floor has to go. It often does not. We have worked with tile distributors across the Twin Cities for years, and we can frequently source a close match, a discontinued-stock piece, or a sensible substitute for an accent or threshold run. We pull and replace the damaged tile, blend the grout, and the repair disappears into the floor. It is worth a look before you commit to replacing a floor over one broken tile.
